Would you like to buy a home in France? Domaine Golf de Gascogne is a unique opportunity. Owning your own (holiday) home in France is no longer a distant dream, but a realistic and valuable plan.
Domaine Golf de Gascogne offers modern villas surrounded by nature, with peace and space to enjoy life. Curious and want to really experience it? Start with a trial stay. Because such a decision isn’t made with your head, but with your heart.
Step 1. From wish to home
Together we look at which property type and plot suit you best. We discuss your housing preferences, options for extras or reductions, and the choice between a turnkey delivery or furnishing the home yourself.
If you are enthusiastic and want to take the next step, we’ll reserve the property for you. Your intention to buy is confirmed in a reservation agreement.
Step 2. Signing the purchase agreement
You will receive the purchase and construction agreement. The purchase price of the home is “free on name” (all-inclusive). This means the following costs are already included in the price:
– Construction costs
– Architect and structural engineering fees
– Notary fees and cadastral survey
– Connection fees for electricity, water, and sewage
– Connection options in the fuse box for media and communication
After signing the agreement, a statutory cooling-off period of 7 days applies.
Note: any financing costs and costs for additional or reduced work are not included in the all-in price. We actively think along with you in this process.
Step 3. Arranging financing
Need financing? Together we’ll map out the possibilities. Think of mortgage structures, interest during construction, and additional costs such as:
– Mortgage deed
– Closing fees
– Interest during construction
Our mortgage advisor is available to guide you, or you can involve your own advisor. This way you make a well-considered financial decision.
Step 4. Transfer of ownership
Once all documents are complete, the transfer of ownership takes place at the notary. At that moment, you officially become the legal owner of the land and the future property.
The purchase price is not paid in one go, but in construction phases. You will receive a clear settlement statement from the notary.
Step 5. Your home becomes reality
Construction starts based on approved permits, drawings, and planning. The contractor executes the project with room for standard additional or reduced work, about which you will be informed in time.
In some cases, technical adjustments may be necessary – of course without compromising quality.
During construction, your property is insured through a CAR insurance (Construction All Risk).
Step 6. Warranty and supervision
Your property is covered by a 10-year construction warranty (dommages d’ouvrage). In addition, a 6-month maintenance warranty applies after delivery.
To ensure quality, external experts carry out inspections during the construction process.
Step 7. Handover and key delivery
About two weeks before completion, we invite you for an inspection. Together with the builder, you walk through the property. Any defects are recorded in a report and promptly resolved.
After paying the remaining balance and signing the delivery documents, you will receive the keys to your new home. The property will be handed over in a broom-clean condition.
Step 8. Ready to use and move in
You will receive a clear manual for the use of installations such as ventilation and heating, as well as for the maintenance of your property.
From the moment of delivery, you are responsible for arranging property insurance. After that, you can start furnishing, decorating, and above all: enjoying French life at Domaine Golf de Gascogne.
Taxes and advice
Owning a property in France may affect your tax situation, for example regarding wealth tax or regulations on second homes. Be sure to seek proper advice from your own tax consultant or our project accountant.
