Facilities & Usage Rules
Yes, dogs are welcome at SCI Domaine Golf de Gascogne. Outside your own home and garden, dogs must be kept on a leash, and they are not allowed in or around the swimming pool.
The swimming pool at SCI Domaine Golf de Gascogne measures 12 by 17 metres and has a large sunbathing lawn with loungers around it. The pool is accessible to owners and their guests.
To play golf at SCI Domaine Golf de Gascogne, you can take out a membership with the golf course managers.
Indicative prices are:
- Annual membership for a couple: approx. €1,090
- Annual membership for one person: approx. €670

The golf course is used by owners and their guests, as well as external visitors with a membership or day ticket.
The swimming pool is accessible to owners of SCI Domaine Golf de Gascogne and their guests.
At the moment, there are no plans to build additional facilities. SCI Domaine Golf de Gascogne has a swimming pool and a golf course, and the surrounding area offers plenty of activities such as a riding school, a watersport lake, walking trails and the Pyrenees within an hour’s drive.
If there is demand for extra facilities in the future, this can be considered.
There is no space to expand the golf course to 18 holes. However, all 9 greens have been renewed and each hole now has an additional tee, allowing the course to be played as a full 18-hole course.
Home & Finishing
Yes, this is allowed. The fence must be placed on the inside of the hedge so it’s not visible from the road.
Yes, you are allowed to place a swimming pool and/or garden shed in the garden.
Furniture packages and kitchen inventory packages are optionally available from €19,500 excluding VAT. You can choose between a standard package and a luxury package.
Yes, the homes are delivered with a complete kitchen, a fully fitted bathroom and tiled flooring. You can visit the show home at SCI Domaine Golf de Gascogne to see what’s possible. At our office in Dronten, you can view different types of tiles.
The exterior of the home is fixed. Inside, however, you can make adjustments to personalise the house. For example, you can replace the storage room with an additional bathroom accessible from the bedroom.
Each home has its own electricity meter. The houses are fully heated electrically and, thanks to good insulation, stay comfortably warm even in winter. If you want extra atmosphere, you can install a wood stove or pellet stove.
All homes have their terrace facing south / southwest.

The villas on plots 1 to 8 and on plots 18 and 19 have already been built and sold. Plots 9 to 17 are currently available.

By default, the washing machine is placed in the storage room, but if you prefer a different location, this can be adjusted in consultation.
Location & Accessibility
From SCI Domaine Golf de Gascogne you can head in two directions.
Driving to the coast near Narbonne (Gruissan Plage) takes about 2 hours and 53 minutes.

Towards Biarritz, the drive takes roughly 2 hours and 23 minutes.

Lac de la Gimone is about a 15-minute drive from SCI Domaine Golf de Gascogne. This reservoir is suitable for swimming and watersports. On the northwest side, you’ll find Saint Blancard with a small nautical centre and a designated swimming area.

Within an hour’s drive you’ll reach Saint-Lary-Soulan, a well-known ski area in the Pyrenees. This makes SCI Domaine Golf de Gascogne attractive not only in summer but also in winter.

The nearest village is about a 4-kilometre drive from SCI Domaine Golf de Gascogne.
You can easily reach SCI Domaine Golf de Gascogne both by car and by plane. By car, the distance from Utrecht is around 1,200 km. If you prefer flying, you can fly directly from Amsterdam Schiphol to Toulouse Airport. The flight takes about 1 hour and 50 minutes, and from Toulouse it’s a little over an hour to SCI Domaine Golf de Gascogne.

Maintenance & Management
If you want to outsource garden maintenance or the cleaning of your home, this can easily be arranged through the developer of SCI Domaine Golf de Gascogne. They work with local partners who take care of gardens, handle cleaning services and carry out other maintenance tasks.
A gardener is available on-site who maintains several plots and the area around the swimming pool.
SCI Domaine Golf de Gascogne has a light form of Homeowners’ Association called the A.S.L. This association manages the shared facilities such as the general roads, the sewage system and the maintenance of green areas.
The annual contribution to the A.S.L. is about €700. This amount also includes the use of the swimming pool. The golf course and the swimming pool are not owned by the A.S.L. If you want to use the golf course, you can take out a separate membership with the course managers.
Owners carry no risk regarding liability, operating losses or future replacements of the swimming pool or golf course. These responsibilities lie with the developer.
The general manager is present on-site and works closely with the team responsible for garden maintenance and cleaning. This manager coordinates daily tasks and supports owners when needed, for example with check-ins, minor maintenance or practical questions.
The golf course and the clubhouse are managed by Mark and Sharon McNulty. They maintain the course, handle memberships and run the clubhouse where you can have lunch and dinner. They also organise golf events.
The owner of SCI Domaine Golf de Gascogne is the developer. This developer consists of two Dutch shareholders, both active as contractors and developers. They manage the park and the shared facilities such as the swimming pool and the golf course.
Purchase & Financial
A second home in France is taxed in France itself. Thanks to the tax treaties between France and Belgium, and between France and the Netherlands, double taxation is avoided. In principle, you don’t have to pay additional tax in your own country on a property located in France.
For your personal situation, it’s wise to discuss this with your own advisor.
All additional costs are included in the purchase price at SCI Domaine Golf de Gascogne. You don’t pay notary fees, and there are no unexpected extra charges. Only if you arrange financing through your own bank may there be costs involved.

At SCI Domaine Golf de Gascogne, the costs are very transparent. The price list shows both the prices excluding and including VAT, and there are no hidden costs such as notary fees. Using the home privately? Then the VAT-included price applies. If you rent out the property partially, you can reclaim the VAT within three months.

Rental & Operation
In addition to permanent residence, you can also rent out your property at Golf de Gascogne. Most owners bought their homes for personal use, but there are attractive rental options through tour operators such as Novasol and Belvilla. You can also rent out the home yourself, which makes coordinating personal use and rentals much easier.
Self-rental can be financially interesting as well, since you avoid the ±25% commission that tour operators typically charge when you rent directly to friends, colleagues or via your own advertising.
We support our owners as much as possible when it comes to rentals. For administration, including reclaiming French VAT, we work closely with a French/Dutch accounting firm — so you can communicate with them in Dutch without any issues. We also ensure that all mandatory facilities required for VAT refunds are available on the estate.
These mandatory facilities are: (1) reception, (2) cleaning service, (3) breakfast service, and (4) linen rental.
As the owner, you decide when you rent out your villa and when you use it yourself.
There are no obligations or conditions from the management. Rentals can be arranged via Novasol, via our own channels, or you can bring in your own guests and avoid tour-operator fees.
Variable rental:
With variable rental, the property can be offered through tour operators. Approximate distribution: 70% of the net rental income for the owner, 10% key handling fee for check-in/out by the manager, and 20% commission for the manager when they bring in the renter.
The rental prices for a four-person home range from roughly €750 to €1,200 per week, depending on the season.
High season is at the upper end of this range, while low season is at the lower end.
These prices are an indication to give you a clear idea of the potential rental level if you choose to rent out your home temporarily.
Trial Stay
You can travel to your trial stay either by car or by plane. By car, the distance from Utrecht is roughly 1,200 km. If you prefer flying, there are direct flights from Amsterdam Airport Schiphol to Toulouse. The flight takes about 1 hour and 50 minutes. From Toulouse Airport, it’s roughly a 1 hour and 9 minute drive to SCI Domaine Golf de Gascogne.
You can discover SCI Domaine Golf de Gascogne by booking a trial stay. It’s an ideal way to experience the homes, the surroundings and the estate itself. You’ll stay in a four-person model home (type Porthos) at a reduced rate. If you decide to buy a home, your accommodation costs will be refunded.
A trial stay is possible for a maximum of one weekend or three nights from March to October, or outside this period by arrangement. Our colleague Emile Schmitz, who lives in Masseube, will welcome you on the estate and is happy to answer all your questions.
Yes. If you decide to buy a home after your trial stay, the accommodation costs will be fully deducted. This makes trial living an accessible way to get to know the estate and the homes properly.
